How it works

Meter readings
Enter readings yourself, let the tenant enter them in their portal, or import them from your metering company.

Invoices and costs
Upload supplier invoices and the annual statement from your housing association (HOA). For HOAs and selected suppliers, Najato reads the figures by itself.

Allocation
Building-wide costs are split between units: water and electricity by meter, heating and gas for part of the year by degree days. Then the advances are deducted.

Review and send
Check the breakdown, adjust it if needed and send the finished statement as PDF. The tenant also finds it in their portal.

How a shared cost gets split

Frequently asked questions
By when must I deliver the utility statement to my tenant?
Under Czech law, no later than 4 months after the end of the billing period. Any overpayment or underpayment is then settled within 4 months of the statement being delivered (Czech Act No. 67/2013 Coll.).
Can I split heating by the days the tenant lived there?
For heating that isn't fair, since you heat more in winter than in summer. So Najato splits heating and gas for part of the year by degree days (based on Czech Decree No. 269/2015 Coll.) and other services by the days of the tenancy.
Do I need meters in every unit?
No. Without meters, costs are split by floor area or headcount. Where you do have meters, Najato allocates consumption by the measured values.
Will the tenant see the statement in the portal too?
Yes. Besides the PDF by email, the tenant finds it in their portal together with their monthly consumption.
How much does utility billing cost?
