Creating a lease (wizard)

Four wizard steps: property, tenant, owner, and rental terms.

You create a new lease through a four-step wizard — open it with the “New lease” button on the Leases tab, or via quick add “+ Add” › Lease.

Property
Pick the property and — if it has several units — the specific unit being rented.

Tenant
Enter a new tenant (Individual/Business, same fields as the tenant record) or pick an existing one from the list.

Owner
Optionally add the property's owner (new or existing) — this step can be skipped.

Rental terms
Term (fixed/indefinite) and currency, rent amount and itemized service advances (electricity, water, gas, heating…), deposit (defaults to 2× rent), rental purpose, payment frequency, payment type, due day, and both parties' bank accounts.

The lease is saved in “Draft” status — only once the paperwork (contract, deposit, protocol…) is complete and signed do you manually activate it to “Active”, see Managing & ending a lease.

Good to know
You edit an existing lease directly on its detail page (the “Documents” tab) — not by re-running this wizard.
Tip
Due day, payment type and frequency are explained in Due date & payment frequency; once ready, send the lease for electronic signature.
