Managing & ending a lease

The four lease-detail tabs, activating out of draft, amendments, and the termination wizard including deposit settlement.

The lease detail page (/leases/<id>) has four tabs: Overview, Documents, Payments, and Metering & readings. While the lease is in “Draft” status, Overview shows a preparation checklist.

Prepare the documents
Lease contract, deposit intake (can be paid by QR code), possibly the first month's rent (if paid in advance), and a handover protocol — each step checks off once done.

Sign
Send the completed steps for electronic signature in one batch.

Activate
The “Activate lease” button switches the status to Active.

An active lease can be changed with an amendment (rent, term, services, or people) — offered on the Documents tab, or directly on Overview once the lease is nearing its end.

Ending a lease

The “End lease” button starts a four-step wizard: termination method (expiry of term, mutual agreement, notice under §2288, or immediate notice under §2291) → dates and reason → a document built from a template → delivery (for signature, or — for expiry of term — just e-mail).

The lease then moves to “Terminating” status and shows a checklist: outbound handover protocol, service settlement, and deposit settlement (§2254 — debt deductions, statutory interest, and any claim exceeding the deposit). The final “End lease” button switches the status to Ended.

Heads up
After the lease ends, the app flags §2285 — you must formally ask the tenant to hand over the flat, or the lease risks automatically renewing.
